Normandy Estates
Normandy Estates is one of the oldest covenant controlled communities in the Denver metropolitan area.  We take pride in our neighborhood, our properties, and our sense of community.  We welcome you and look forward to meeting you at one of our social events, volunteer activities, or just hanging out at the pool.  
NEIA and NEMRD--Partners at Normandy Estates

Normandy Estates residents are fortunate to have two groups that serve us and provide community enrichment.  The following is a brief explanation of the two groups:
NEIA (Normandy Estates Improvement association) is what is typically called Normandy’s homeowner’s association (HOA).  All Normandy homeowners are members of NEIA.  Dues (now $70 a year) are collected during the month of May.  The NEIA board promotes good appearance in the neighborhood, supports special services like the community garage sale, supports covenant/rule enforcement, publishes a newsletter and directory, and promotes social activities to encourage a sense of community.  For more information go to the NEIA website at or contact a board member.
NEMRD (Normandy Estates Metropolitan Recreation District) is a separate entity from NEIA. NEMRD is a special district funded in part by a mill levy on homes in the neighborhood, as well as through rentals and pool membership fees.  NEMRD board members are Normandy residents who volunteer to manage all recreation district operations. The recreation district consists of 5 acres located at 5380 W. Coal Mine Avenue, as well as the Normandy Estates entryway.  Amenities include a clubhouse, swimming pool, 2 outdoor pavilions, 2 children’s playgrounds and 4 tennis courts.  Membership runs from May 1 each year through April 30th of the next calendar year, and the pool is open to the public for a walk-up fee.  Members and nonmembers can rent the pool, clubhouse, and tennis courts.  Membership includes activities such as BBQ’s, member family nights, and a member pizza night.  For more information visit the Recreation District Website at or contact a board member.

The NEIA annual dues payment is due by 5/31/2017.
The 2017-2018 Homeowner Dues Payment Schedule is:

The Homeowner Dues Late Fee Schedule: By resolution adopted at the April 9, 2002 Annual Meeting of the Normandy Estates Improvement Association, a late fee will be charged for dues not paid by June 30 each year. The late fee shall be 25 percent of the annual dues as determined by the Board of Directors at each annual meeting, which shall be applied cumulatively for each quarter the dues are not paid.  This procedure--levying of late fees as described--will be repeated in subsequent years until the dues are paid.

This group is for Normandy Estates residents. It provides a forum for residents to share common interests, express opinions, post photos, and share ideas related to the Normandy Estates community. The group is limited to Normandy Estates residents and requires administrative approval prior to joining.

Fifty Five Years in Normandy Estates 
"In 1959 my husband and I were ready to buy our dream home but could not find it.  All we saw were tract homes neither large nor interesting enough.  Then my husband, Don heard of Normandy Estates from work.  We drove out one evening and we were sold.
Normandy was a unique development created by two Frenchmen--Rene' Chouzenoux, architect and Mr. DuBoc, financier.  There were several independent contractors/builders to choose from.  So, you chose your lot (ours cost $4,500), and you chose your builder.  You got approved for your house plan and you broke ground.  The realtor for Normandy Estates was Frank Cowing and he lived in Arapahoe County on Rowland Avenue."    ---Carolyn Sprengeler

Annual Board Meeting
Tuesday, April 10th, 7:00 p.m.
The annual meeting is slotted for Tuesday, April 10th at 7pm. This is a great opportunity to meet your neighbors, VOLUNTEER to serve on the Board of Directors as well as to provide feedback or ask questions to the current board. All residents are invited and are encouraged to come.
